Not many lenders are good at lending on investment property. There are in fact some strong affordable loan programs for rentals.

Here are the basics

Conventional Investor – Great rates just a little bump above homeowner pricing. Twenty five to thirty percent down works best.

Portfolio Rental loan- Rates are still good. LTV’s to 90%. Many ALT A and Non QM lenders offer variations of this program. We’ll ad a list of the good ones in the future.

Commercial Lending for multi properties – When you have too many financed properties you can get blanket loans on multiple property groups.
